Understood. Yes, I do the same, I get a lot of deals from calling and knocking. Along with my network of other agents and investors. Partnering on deals helped scale my business as well. I'm currently solo on 2 flips and partnered on 2 others.

I would recommend looking for other investors to JV with, in a situations where you can each bring value.

Hey Matt, Have you tried cold calling expireds and FSBO's? I find that to be a great source. You could list as an agent or help them with a cash offer if they're in distress.

• B to C+ Location

• 9-10% Cap Rate

• 51+ Units, would consider 30+ units for B location

• Potential Value Add opportunities, not a major rehab

@Account Closed  I think you did a fantastic job, keep up the good work! How much are the comps renting for? Sounds like a great Buy and Hold with the improving neighborhood.
