while keeping hard copies is important with services like buildium you can also scan in all your docs and be able to access them at any time and they are attached to the relevant property. sure makes my life much easier when a tenant asks a question and I am away from the office.

we have automated almost everything, accounting through an online service, online showing scheduling, online phone/txt/voicemail service, online applications. you name it we are probably doing it now. I highly recommend it, so many resources out there that can get you some more free time to do more investing/builidng for the future.

You are on a great path I think. Lots of benefits to having your own property management business. I own a small one in my city and we generate 6 figures in revenue each year. I would consider that pretty lucrative. you also have the chance to find lots of great deals along the way and build your own rental portfolio. I would however highly recommend getting your real estate license even if not required. It will open the door to even more deals and also give you a bit higher standing in the eyes of your clients.
