okc has been a great market for me overall.  certainly a bit more difficult than it was but still good overall.  lots of deals to be had if you just keep your eyes open.

im not a big player there but I do own a rental on longboat key.  it can be a good market but no telling what insurance will be doing in the coming year there.

okc is pretty good overall.  getting tighter but things may be changing soon depending on what the new prez does.

be careful on rent estimates you get in some areas especially as you get into the lower income or lower rated school districts.  we are seeing days on market climb in OKC and rents stabilize and even come down in some areas so do your homework and get good estimates on rents.

here is what Showmojo shows in their market research and I would say our local numbers show this out as well. hopefully the 2024 line takes a dive down but historically that is very unlikely.

okc market is at historic lows for leasing(especially September) it has picked up some in Oct.  Typically the quality of applicants in the winter months drops substantially as well.  adjust your price, be aggressive on it and it will rent.
