Condos are harder to sell. This partly has to do with the higher HOA fees. As stated above HOA fees varies in services but usually covers exterior building, common area, roof.

I'm assuming you're only asking about LLC transfer for tax purposes. But if you're also asking for a title transfer it would be through the real property records. If it's for title transfer, you'll need to transfer the warranty deed, whether its' general, special or quit claim deed. You also should clear title by paying off any liens.

Har.com, Facebook, apartment.com. I stay away from Craigslist. There tends to be a lot of scammer and bots.

Is there any terms in the contract that provides you an exception or a timeframe? Some servicing contract stipulates the timeframe so you're not chained to it indefinitely. If not, plan B is to have an attorney draft a demand letter. This is more or less a scared tactic. In Texas, if the contract is binding, doesn't violate applicable laws, and there's no option for your to terminate the contract, you're likely obligated to pay the 0.5% and take it as a lesson learned (I hate saying that). 

Another tactic (although not as strong for FSBO) is to give them reviews ex. Google, BBB, etc. Some companies care enough about their reputation that they'll agree to fold.

What about the costs for permits, legal documents (drafting the agreement, timeline, etc), title, survey, and insurance? What's about incidental expenses?
