@Jhon Restrepo coops are essentially buying yourself cheap rent- the value of these properties rarely appreciate with the exception of NYC coops

If you want it for a cheap place to live then I’d say go for it, but as an investment I’d look towards a condo instead

@Dana Sarcona my bets would be on Hackensack - there’s quite a bit of investment going on in the downtown and there’s big plans for a revitalization- prices are still moderate and there’s easy accessibility to NYC transportation

That’s where I would be looking.

I have owned in the port Richmond neighborhood for the last four years.  The values have steadily increased as well as rental rates.  A lot of construction is going on as well in this neighborhood so the future outlook is bright.  I had initially looked at point breeeze as well prior to buying but decided on port Richmond as historically it’s been a more stable neighborhood with much less crime .

Yeah I’m looking for a buy and hold with some upside potential- I definitely want to be in b/c neighborhoods that are transitioning Also hoping for the 1% rule to appt where I buy so in essence I look to spend in the 100k-150k range and would be looking for 1000-1500 in Rent for a 3/1 or 3/2

I’ll be heading down to NC this coming week and plan on hitting Raleigh, Greensboro, and finally ending in Charlotte. Any suggestions on surrounding towns to these major cities that would be considered up and coming and present opportunities for strong appreciation.

Also any referrals on investor friendly realtors in these areas would be greatly appreciated as well

I agree with you jimmy.  Many of the up and coming neighborhoods have been picked over by wholesalers as well as homeowners asking inflated prices based on the hype surrounding these areas.  I still think there is good value in port richmond as it’s akeays been a stable market and hasn’t skyrocketed like brewerytown or point breeze. I’m Also looking at bridesburg as another viable option as it’s another stable neighborhood with easy access to center city.

With that all being said please PM me if you come across any good deals in either of those areas.
