Hi,
I just discovered this gem of a place. I know I will be spending many a sleepless night on here reading and learning. I have invested in SFR in Ocala, FL and Brandon, FL for the past 15 years. I used to use property management companies, but after having so many bad experiences, I just had to become a long-distance landlord myself. It has it's ups and downs, but it has not been that bad doing it myself. I have been thinking lately of acquiring another property and I know I will be able to find a lot of information on here. It seems like there is a very supportive and friendly atmosphere, which is great. I made another post today about my Ocala, FL property being vacant since July and asking for feedback. So if you have any pointers, please drop me a reply in that post. Otherwise, I am glad that I found you guys and I am happy to be here. And thanks in advance for all the sage advice I know I am going to get.

I just found out about this forum and there is a wealth of information here! I just can't seem to find any info for the area of my investment home in Ocala, FL. My 3 bedroom/2 bathroom/2 car garage SFR in the 34476 area has been on the RENTAL market since July on Zillow and Avail. And although I have gotten a few bites, it remains unrented. I recently decreased the rent $50. It is the best deal in the immediate area as far as the proximity to SR-200 (the main thoroughfare) and I-75. And it is the lowest cost/Sq FT compared to other properties in the area. Even within the subdivision, it is only one street away from the main entrance (so it is not deep into the subdivision to get in and out). I just put a brand new roof on it. Most of the interior has been repainted. And with all the rain that Ocala gets, the lawn is green and the shrubs are kept trimmed by my lawn guy who sends me pictures after he cuts every week. The home is vacant and empty and it has a smart lock on it. I live 2 hours away and for the few viewings that were scheduled, they were given access by me via the smart lock and I stayed on the phone with them to answer any questions while they viewed the home. I am not sure what else I could be doing. Am I missing anything? Any feedback would be GREATLY appreciated. And I will continue to read up on all the great info here. I am glad I found this forum!
