Hi All,

I recently installed security cameras outside of my SFR rental. 1 is installed on 1 corner of the house and is aimed at the front yard. The other is installed at the opposite corner of the house above the garage and is aimed at the driveway. Neither camera is capable of turning toward the house to view anything going on inside the residence.

I am a remote landlord and wanted the cameras as a security measure to protect the exterior as well as monitor what goes on when outdoor vendors are at the property. 

The cameras do 2 things:
1.  They activate on sound/motion and will record a small VISUAL snippet of what is going on, but they DO NOT record sound
2.  I can SPEAK with someone on the other end (like a vendor) with sound - but this live interaction is NOT ABLE TO BE RECORDED. 

Has anyone had issues with tenants feeling like this is an invasion of privacy?  I am within the rules of the Florida statute regarding security cameras and not recording conversations.  But other than telling a prospective tenant that "this is not the house for you if you have a problem with the security cameras", how have you handled the situation when they bring it up in regards to it being an "invasion of privacy"?

I think that is a good idea Tracy. That locks them in at lease signing. It also gives the tenant time to arrange for 1st month's rent, if they choose to not pay it along with the security deposit.  I think I would therefore, not allow a tenant to sign a lease more than 1 month before the move-in date - that way the security deposit can be used for damages if I lose any rent after the move-in date while I am trying to find a new tenant; and the security deposit only covers 1 month.

Just a general question for the self-managing landlords out there:  I am trying to find out what the general consensus is about this.  What is the maximum time you allow for payment of security and 1st month's rent after an applicant signs an ONLINE  lease - 1 hr, 24 hrs, 48 hrs? What is best practice?

Hello All,

How do you all handle flat screen TV's wanting to be hung on the wall? Do you allow it? Do you have stipulations? Do you pre-hang a universal wall mount so that tenants can use it? Do you just make the repairs when they remove their own wall mount?

My SFR is well maintained with all walls intact, newly painted and orange peel textured. My rent is $2,350/mo (I could probably get more but I want it to move quickly) and it is in a gated community - just to give you a sense of they type of property it is and maybe what type of expectations a renter may have for what they are paying for that rent. What are those of you with similar properties doing and how is it working for you during turnover?

Quick Question: Do you all allow grills at your SFR rentals? If so, do you allow gas grills or just charcoal grills? What stipulations do you give your tenants regarding grills?

Hi There,

I have a single family investment property I am trying to rent in a gated community in the Brandon, FL  (Tampa) area.  I have used property managers in the past, but the relationship inevitably sours as they fail the very basic industry standards for managing property. So I will be managing the property myself.

I have it listed on Zillow and Avail - which syndicates it out to other sites. My last tenant who stayed for 2 yrs and who just moved at the end of May was found through these methods.

But this time, I have not gotten any traction, and before going to my last resort of actually listing with an agent, I was looking at Flat Fee MLS Listing. Has anyone had any success with that in the Tampa area?

I just discovered this gem of a place. I know I will be spending many a sleepless night on here reading and learning. I have invested in SFR in Ocala, FL and Brandon, FL for the past 15 years. I used to use property management companies, but after having so many bad experiences, I just had to become a long-distance landlord myself. It has it's ups and downs, but it has not been that bad doing it myself. I have been thinking lately of acquiring another property and I know I will be able to find a lot of information on here. It seems like there is a very supportive and friendly atmosphere, which is great. I made another post today about my Ocala, FL property being vacant since July and asking for feedback. So if you have any pointers, please drop me a reply in that post. Otherwise, I am glad that I found you guys and I am happy to be here. And thanks in advance for all the sage advice I know I am going to get.
