A basic question: if you pull a list of expireds, how do you find the owner's contact information to be able to contact them? I've looked on the county property lookup website, but it doesn't give you the contact info for the owner.

The Utah apartment association is very influential. I took a class once from Paul Smith, the president of UAA, and it's impressive how much they do to keep Utah a more landlord friendly state. So many of the dumb laws like SLC's mandatory inspection have been overturned by their good work. We need to keep its revenues high. That's the macro benefit, but they also give you access to most all of the legal forms you need, as well as tenant screening.

First thing you need to do is get a USU hat if you are living in cache valley...We bought a multi unit and lived in one. As far as learning, read the ultimate beginners guide on here. Podcasts are great, as are the forums. Greetings from a little further south.

In your analysis, assume that you will have to turn all of these units. So factor in the repair costs, vacancy, and headache of filling all of these units.Sometimes it's better to start with a clean slate anyway.

Make an income/expense pro forma with conservative assumptions for all of the concerns you listed above. Then do the same for other six plexes you are considering. It will cut through all the clutter of this decision. It will keep you from focusing on all the petty stuff that can cloud our decision making.

David, eastern Washington has some terrific cash flow rental markets. I just moved to SLC from tri cities. Good luck!
