@James Wise, Solid feedback. Appreciate the advice. I have tailored the first message down to a few lines and emailed some realtors.

Thanks!

Hello all. I'm just getting started in real estate investing and know finding a solid 'core four' is vital. I am emailing a few realtors I have found on this site and others and wanted to get fellow realtor's opinions. Is this too much or not enough? I want to show I am serious about investing and not going to waste their time but also want to know they are serious and willing to put in some work for a long term partnership. Appreciate any insight you may have!

Hello there! I found your contact information on __________ and read through quite a few of your reviews and am hoping we can work together in the near future. My wife and I are moving to Tampa Bay in March and are ready to start our real estate investment journey. We are serious about making every effort to spend the next three years in Tampa setting us up for our future retirement. Our intent is to buy distressed properties, rehab them and then rent them out. We hope to have at least 10-20 properties that are cash flowing at a minimum of $200 per door per month.

In order to do this we are looking for a realtor that understands the investor mindset and is comfortable making several offers knowing a majority may be declined. We also want to work with a realtor that has solid connections with local brokers and contractors. If you can help guide us to a few reputable property managers that would be even better.

Because of all the positive reviews I can only imagine how busy you are. I can assure you if you can fit us into your schedule we will help you continue to grow your business. If you can help set the tone of where in the local area to invest we will be extremely appreciative and will not waste your time.

So you know we are serious I can send proof of finances and work with a broker of your choosing to further vet our financial history and capabilities. We have $100K sitting in a taxable brokerage account and have great credit with no debt (other than an investment property in Washington state).

I should mention we are currently stationed in England so am unable to make phone calls in the traditional sense. I do look forward to hearing from you and if you would like to schedule a Skype, Facetime or some other means of communication we are willing and ready.

If this sounds like something you can assist with will you kindly share a bit more about the following:

  • How you work with investors and what you expect from them?
  •     - I imagine you have business processes and I want to ensure we meet your requirements.
  • The strategies you use to find deals?
  • Do you invest in real estate yourself and what have you been successful in?
  • Any references you may be willing to share?

Thank you for your time and look forward to hearing from you soon!

Hey Kyle. I'm also USAF and just getting started in real estate investing. It seems we're on the same glide path as I just started reading BRRRR which is probably going to be our initial strategy going into this. Have you found a realtor to work with in your area? I think this is the one hurdle I personally have to overcome and interested to hear how you found yours and why you chose him/her.

Hello all! I've been reading and listening to BP for the better part of four years and am ready to make the plunge! I am Active Duty Air Force and Big Blue is moving us to Tampa Bay, FL next spring. The more I research about the area the more excited I become to get this real estate investment going. We are fortunate to have saved up quite a bit of liquid cash that we are prepared to start growing into financial independence. I'll be posting a new thread with a few questions shortly but wanted to get the ball rolling and introduce myself. I look forward to sharing our story and reading about your experiences and successes.

I've always been interested in real estate but have always been too nervous to take the plunge. Instead I have spent many nights researching stocks, reading newspapers, watching various news channels and trying to convince myself the stock market is where I should put my money. Just recently I caught myself on khanacademy.org watching a view videos on real estate when I told myself I was going to learn more about options trading. That's when it struck me, if I'm always forcing myself to learn more about stock investing rather than real estate I should switch my focus.

I'm a current active duty Air Force member who has 14 years left before I retire. I'm about to go from enlisted to officer which equates to roughly double my current income and I'm about to rent out my current home and move to a new location in a few months. My wife and I are determined to retire when we're 50 years old or in about 20 years and with the extra income we're ready to take the plunge and get involved in something we've always talked about, real estate investing.

I can't wait to spend the next few months researching and when we find out where we going to be stationed next take the next and buy our first real estate investment!!
