Hi Jill! 

I am currently a Realtor in GA but I have plans on moving to MN in the next few months, not to mention my partner is from there. So what I am going to say will come from both angles. Lol. So 2 things: 

1. From a resale standpoint, go back to your goals. Did you have any for this property? Short-term? Long-term? Is this property meeting those goals (i.e cashflow, appreciation, good standing equity, etc). OR is it more burdensome for you? Honestly, if the property cashflows well enough & lines with your overall goals, there are ways to maintain it while you're living out-of-state. So options are available if you want to use them. Lastly, depending on when you bought it & at what point, you may have a good amount of equity to pull from it that may get you in the door in Indy. 


2. Shameless plug, if you do decide to sell it I may be interested in it myself! I'd love to get more info on it in the meantime. 


Regardless, I'm hopeful you'll do with it what benefits you the most! Either way, sounds like a win-win situation.

Moreso posting for other investors who may be looking for deals in the metro ATL area. But, I would imagine this deal would work better as a flip than BRRRR opportunity?

Hey Bigger Pockets Family! 

I'm unsure if I'm posting this in the right forum but I figure you guys will let me know. I'm a Realtor based in Georgia. I service the Metro Atlanta area & 'm looking to work with more investors on their real estate goals. If there are any investors willing to let me sit in (& help where needed) on their flip, rentals, BRRRR properties, I'd love to provide quality deals in exchange.

There is a on market deal that I have walked & attempted to analyze (first time) for anyone who may be interested in this deal. Please note, it has been on the market for almost 2 months now & of course they are looking for an all-cash offer. It is indeed an "investor's special". I have pics available. 


Property Specs

Location: Fairburn, GA (just outside the city, 15 min from airport)

Asking Price: $250,000

4 bed/ 2.5 bath (2 story home)

2,832 sq ft/ 0.59 sq ft lot

1 car detached garage (possible value add)

Built in 1974

Estimated Repairs: $80,000-$100,000

ARV: $325,000-$350,000 


70% rule would suggest a purchase price closer to $150,000 which I agree. Open to any feedback on this deal. Currently working on 2 more deals (FSBO) that some may be interested in.

Quick background of this story. I just recently moved to Atlanta, GA. I'm still getting settled in so before I get to investing & buying my own residence in the area, I'm deciding to do a short-term rental. I've been looking & came across a listing for a 2/1 in the Buckhead area. I am told that it is fully furnished & ultilities are included in the rent. The listing provided an email to reach the owner. He responded to my inquiry but I want to make sure everything is legit. The email address he responded with is an actual address (not one of those weird spam ones). He hasn't asked for any wire transfers or anything weird like that. For work, he inspects offshore oil rigs which makes him an absentee owner. He uses Homeaway as a third party source to actually rent the unit. My problem is that he says the security deposit is $1,420 which includes first 2 month's rent & holding fees which will be refunded if I don't like the place, which is fine. But, he's saying that since he's offshore, I can't view the property until the security deposit is submitted to Homeaway in which he will then fly out to do the walk-through or send the keys via FedEx. A copy of his passport was also provided for transparency.

Has anyone used the Homeaway third party to rent to tenants or has anyone used Homeaway to rent for themselves? I just want to make sure the information sounds legit before I even attempt to move forward with anything given I can only go off of the pictures provided on the listing, which could possibly have been taken from somewhere else? Any advice BP? Thank you!

Hey BP!

I'm want to get into rehabbing & flipping. I understand that when everything is said & done, you'll need to have someone stage the home & even before that someone to decide on layout of the home. I've been thinking of getting into interior design myself. But I was wondering if there are alternatives to getting an actual degree in interior design? Are there short-term online classes you can take? Or should I try to hookup with someone already into interior design?
