Post: Property management referral comission

Im an out of town buy and hold investor interested in selling my rentals to investors from my own area. Im dealing with a property management company that i feel comfortable referring my potential buyers to. 

Im curious if anyone can suggest a possible commission deal with the property management company. 

What do you guys think?

Hi fellow landlords, i currently own several duplexes in a low income area and would like to know how often should i check on tenants and walk my units. These units are being managed by property management, but i would like your take on whether or not it is a good idea to check and communicate frequently personally with my tenants.

I had both good and bad experience, some tenants tends to complain more about various issues after i visit them and walk the unit. Still trying to figure out if being a friendly landlord is better or being more out of reach so they dont get spoiled (for lack of a better term)

Post: Siding contractor in Rochester Ny

Hi Everyone, one of my duplexes in Rochester needs to be painted due to chipping paint on the old wood siding. Instead of painting the wood siding every 5 years I'm planning on installing vinyl siding. 

Any good contractors you guys tried in the past that I can run an estimate with?

Post: Subsidized housing and economy

Hi everyone, wanted to discuss about what's the effect on subsidized housing programs such as section 8 if the economy goes into a depression. Do you guys think the government will cut back on funding for these programs or increase funding? Many of my units are occupied by tenants recieving assistance and I'm interested in hearing what the biggerpockets community has to say!

The first duplex I bought in upstate ny had electric baseboard.  Not knowing any better I thought it would be a great heating system since it was clean and low maintenance! Polar vortex hits and tenants were complaining about high heating bill ($500 per month). I ended up putting in a gas furnace and ductwork to the whole house since it was a good tenant and a good property. If you already have ductwork in place it shouldn't be too expensive, most importantly lower turnovers!

Hi everyone! I'm an investor from nyc who's currently investing in duplexes in Rochester ny. My strategy for property management is to find 3 reputable companies to work with just in case I'm having issues with one of them I can take my units to someone I'm already working with. Post: Self Driving cars and rental properties

As we move closer to having self driving cars (predicted to happen by the year 2020) how will this affect the rental market? Will people be willing to live further away from big cities since driving will be less stressful? Also how will the large amount of jobless people who will eventually be replaced by self driving cars affect the economy?

Just wanted to introduce myself on the forums. I discovered biggerpockets around 9 months ago and im very grateful to have this community to guide me through the real estate investment process.
