I've had this happen a couple times. You can get a trap at Harbor Freight for $20 and use anything for bait. Possums are omnivores. A sandwich works fine. Set the trap just inside the crawl space where you can reach it from outside. Go back the next day and the possum will be there. I wouldn't kill the possum. They're good to have around as they eat anything. Just take it somewhere else and let it go. Set the trap again. I caught two the last time.

I currently have a tenant who used to be a property manager and she's excellent. Rent is on time and house is kept up nice. 

As far as the process, I do exactly what Dawn does. I take a non refundable holding fee and the lease and keys are taken care of at the same time as the rest of the money changes hands. I read on here sometimes about landlords signing a lease before the lease starts and before the tenant moves in. I don't see the point in doing it that way.

Wow. You're over analyzing everything. I just meant get a girlfriend that you enjoy hanging out with and stop hanging out with losers.

If I were in your shoes, I would get a full time job tomorrow and then a part time job on the side. In your spare time, read as much as you can about investing. You're 30 years old. It's time you have your own "grown up money" and stop living with your mom.

Watch that movie, The Pursuit of Happyness. That guy was homeless with a kid and pulled himself out. It might inspire you.

Yes. You will spend time with her instead of your "loser" friends. You will have fun making out with her. If she has a job and/or a residence, you could possibly live with her. Maybe she will encourage you to do something with your life. Some girls want a "fixer upper" type project.

Maybe you're into dudes, not that there's anything wrong with that......

As far as World of Warcraft, I have no idea what that is. I'm 40. Maybe it's after my time. Not really into video games. One thing I like online is chess. It's interactive and keeps me sharp. You need to always be thinking one step ahead. Like a carpenter who builds stairs......

My understanding of chimney liners is that as furnaces became more efficient over the years, there's less heat going through the chimney and it has an effect on condensation which will ruin the chimney from the inside out.

I have helped install a chimney liner on two occasions. Both times, I was the guy inside pulling a rope to pull the liner down the chimney while the HVAC guy was on the roof shoving the liner down the chimney. Both times, it was fallry easy and the liner went down the chimney in less than 15 minutes.

You can probably find a small time HVAC guy (or a guy who works for a company and does side jobs) to install a liner for $200-400. Not a big deal.
