I didn't read through all of this, but this is exactly why I would NEVER rent to a lawyer. They know the legal system better than you, and you're bringing a knife to a gun fight. Lawyers are indoctrinated to solve their problems in the courtroom and to fight dirty.

Do you mean put the advance money from the HELOC into an account and let it sit there in order to use that money as a down payment? If so, I'm not sure. I have enough security deposits sitting in an account that I always show enough money for a down payment, even if the down payment is coming from somewhere else.

It's $50 to set up and the annual fee is $25, unless they recently raised it......

I've seen people building/buying these tiny homes at ridiculously high prices. I always wondwer why they don't just buy a travel trailer? It's way cheaper and ready to live in.

That's the floor they have at Applebees. I'm pretty sure it's porcelain. I really like the look of it.

I had a Section 8 tenant die. My experience was similar to @David Krulac

Section 8 paid one more month. In my case, the tenant was only 32 and had four kids. Two of the kids went to live with their dads (plural). The tenant's mom then moved in to take care of the other two children. I signed a lease with her at the same rate that Section 8 was paying and she's been a great tenant.

I had another Section 8 tenant go to a rehab center for three months. I'm not sure if Section 8 knew about this, but I got the checks like clockwork and his friend kept an eye on the house.

Those original floors were hit! Did you tear out the hardwood and replace, or put laminate over? Hard to tell from the pic.

I recently started using Chase Quickpay, which is very nice. Your tenants don't need a Chase account. They just need to sign up for the service and you need a Chase account. It's all free.

I'm curious if there's anything you can do to prevent this dirtbag from stripping the house and selling anything of value when he sees that the end is near?
