Sorry to hear about your tenant from hell.

Why are you giving her until 2020 if you put a provision in the lease for 60 days??

If she is as bad as you say?? Get her out asap!

The judge might ask you the same question.

Start eviction process in March 2nd .   I don't know the laws in your state but Massachusetts is a tenant friendly state where you learn to keep it all business.  Never let a tenant slide more than 24 hours.

Some banks will allow up to 90 CLTV usually 80%, so you might not be able to take out the entire 26k.

I like your idea of leaving the cash alone and try to use a home equity loan/line for a down payment on your next property .  Fixed rate for a loan under 50k are about 7% and most will allow you to do interest only payments.

I guess to make it simple. Private mortgage insurance is only for loans higher than 80% loan to value . Anything 80 LTV will not require PMI.

I'm in Boston so most of the properties are old (vintage) !  The norm!

My major concerns are foundation, electric, heating, plumbing and roof.   A good inspector will check for all these  plus more.

My advice is not to pay of the credit card debt . Keep your money in the bank and continue to save and increase your monthly payment to the credit cards and do not use them.  

Use cash or debit for everyday purchase. Maybe you want to consider getting rid of some wants like (cable t.v., etc).  I don;t know your life style but once I carefully reviewed my wants vs needs my finance started to head in the right direction. 

I see this all to often. Let's pay off the credit so we can save and go right back to charging it up again.   Always better to have more cash on hand for emergency and investments.
