Make an offer on the property to the legal owner which should be her.  Don't over thing it because the bank that has a collateral on the property now will help you with it.  (Possibly a shot sale or..)

Hello

Have the applicant get an offer letter from her new employee along with her old pay stub.  

Run her credit. 

Make sure her total monthly income is 3x the rent.

Not a bad idea! Undergrads/grads have to come with co-signers which make great income and have great credit.  Stay away from law students !  Every student must qualify! Three bedroom apartment with three roommates go under one lease.

I'm assuming this is a duplex?  The positive cash flow comes from the other unit and you live in one.

That is a great deal unless i'm missing something.

My advice is to use the bp rental property calculator. (tools)

You can plug in the numbers including mortgage rates , rehab cost etc and get your answer.

I wouldn't even bother asking your family for their advice.  People with know knowledge loves giving them.  I only ask doctors for medical advice lol

I agree with @Jeff Morelock and nicer things doesn't really mean higher rents or if you can get higher it will be like 5-10 % or area.  I started to concentrate more on rentals after 2014 .  Give the tenants the basic.

Not much to go on.  Not much to put down is very vague ! You would have to do house hack which means you would live in one unit and rent our the other 3.  This will allow you to put less down. 3.5-5%

Run the deal through the bigger pockets calculator. Under tools , Rental properties.
