I can confirm this has happened to me, as a buyer's agent, on multiple occasions. We've submitted offers above asking, with more than favorable terms just to have the property sold to the listing agent's own client which would be confirmed on MLS after the property sold. Alternatively, while listing properties, I've encountered buyers attempting to use the commission as leverage by offering less and saying if their offer is accepted it's more favorable to us since we'd make more commission.

Rule of thumb, at my office, will always be as an agent representing any party, you to do what's in the best interest of your client, not your pocket. Doing the right thing will always outweigh the few thousand more you'll make on one deal.

I know it's an older thread but we manage 100s of units through my management company and ZDeposit is gold. It was a lot harder and I wouldn't have recommended it in the past as you needed to either have an account with Leader Bank to make an EFT transfer for deposit unless you wanted to scan and upload a check - which was miserable. 

Now, as long as they can connect to your bank, you can have the money pulled out and deposited to ZDeposit. This is great if you make deposits into an Escrow account like we do, then have ZDeposit pull the funds. It's also pretty easy to release the funds to yourself or to the tenant at the end of the term.

The RE company I work for is in Allston and we do an insane amount of college rentals in Allston/Brighton/Brookline. My company also manages about 100 properties with multiple units in each and we raised the rent 20% on each unit from last year and we "sold out" before September 1 (the cycle the area is on)

Whenever an investor comes into the office and wants to buy anything 1 bedroom the end game is to convert to a two bedroom.

As long as there are no restrictions, the unit is large enough bigger than ~700 sq/ft and not in a basement (they're a lot harder to rent) it is always viable to add that extra bedroom to increase cash flow.

Going off what @Shaun Reilly said a quick look at the MLS pretty much determined the property you were talking about. Would I recommend to an investor that this was a really great property at the price based on sq/ft and comps in the area- probably not. But they're definitely out there.

Keep in mind Allston is littered with cash buyers and bidding wars are typical.

Hey Justin,

Thanks for the warm welcome!

I'd love to be able to get into properties in Allston/Brighton but more realistically in the beginning it will probably be closer to Malden/Everett.

I see the most potential in these areas with flips and REOs. I know the areas pretty well so I'm starting to educate myself around there.

I have really good credit and a little nest egg but sadly being self employed last few years I was a little "sloppy" with taxes and then this year as an agent I think it'll be a little while before I get qualified for something. I'm working on all that too and learning some great stuff here.

All that being said I'm trying to link up with other people in the area and maybe broker deals to gain more capital etc..

I wanted to introduce myself and say hello to everyone on BP!

I got my real estate license in April and it's been very very good to me. Being in Boston my initial focus was on rentals and I made a decent amount in this short time.

In doing rentals I saw the biggest potential in investing and got very interested. I found this site and I've been reading non-stop for weeks. I hope to start using some of the material I've picked up here as well as meeting people in the area.
