It should be apparent just from reading his own link that things are not different in Alabama.

A sweeping generalisation would be assuming that because your state doesn't have explicit legislation limiting late fees that you can charge them punitively and or excessively and ignore the doctrine in contract law that says you are only entitled to be made whole.

Being upfront about charging illegal fees and relying on the ignorance of your tenants to not get sued.

I appreciate that you may not have been aware that's what you were doing but that's exactly how a scammer operates.

Does your state law actually say that? Or are you interpreting it's silence as meaning that the contract law is inapplicable. But let's assume you are right - you now know why I'd be telling your tenants they don't have to pay your late fees.

My homes are in parks, I have to pay a $25 late fee, and I feel only $5 per Day for my time, effort and concerns over them making their payment, is an extreme discount. They don't normally get out of the 5% to 10% range, of the rent, so therefore aren't that unreasonable.

It is unreasonable and all you have to do to know that  is read your own link. 

"In states that have no legislated rule, landlords should follow the advice above."  

Then go to the advice above and read what it says. 

"If your state does not set a specific limit, don’t let the charge exceed 4% to 6% of the total rent. A higher total might not hold up in court."

 If I knew your tenants I'd tell them that your charges are unlawful and your late fee clause  is unenforceable.

As long as I knew they were going to pay I'd suck it up but then I run my business such that  I don't have mortgage payments dependent on the timely receipt of rent. 

Consider how much it would  cost you at unit turnover time if you had a tenant that was always punctual but didn't look after the property. Then count your blessings.

Your baldfaced refusal to accept vouchers is probably unlawful of itself but even if I am wrong on that it is not hard to construe such a policy  as discriminatory on grounds of, sex, race and/or familial status as those demographics will be disproportionately disadvantaged by your exclusion.

Everybody thinks they are fair. That's not enough. Fair Housing provisions say you have to be seen to be fair so it's probably a good idea to find out what a fair housing tester is and why they exist.
