Can anyone recommend an attorney in New York City that specializes in insurance claims disputes arising due to property damage? The case in question specifically has to do with a coop property so knowledge of coops would be a helpful bonus. Thanks!!

Does anyone have any experience with fire damage to your property that has a subtenant? A subtenant had a guest in an apartment where there was a major fire, Fire Department is still investigating who was responsible for the fire. Does anyone have any experience with a situation like this? How did you navigate the insurance claims process? What are some helpful tips to working with insurance companies to pay for the damage? Thanks!

@Dennis Weber, thanks for the response. I have not heard of PPR before. I will look into this. How were you able to get comfortable that PPRs were a viable investment? Any specific funds that you recommend? Thanks!

@Account Closed, thanks for your response! I think I can move forward without testing the soil and just rely on the assessment from the tank removal company and the town inspector. If they give me the paperwork that all is good, I hope that is sufficient to meet any future standards.

Hi BP friends,

I am currently trying to buy a house. I found an abandoned fuel tank on the property and the seller has agreed to remove it. The removal will be done by a certified company and an inspector from the town will be on site to validate if there is evidence of a leak or not. Even if the inspector verifies that there is no leak I was still hoping to sample the soil and have it tested at a lab for my own piece of mind. I am trying to be extra cautious in case standards change over time and a future buyer is not satisfied with just paperwork from the town and wants to see soil sample results. Unfortunately, the seller does not want to agree to me running the soil samples even though it would be at my expense. Seller believes that a green light from the town should be sufficient. This could potentially be a deal breaker. Is testing the soil even if no apparent evidence of leak once fuel tank is removed overkill or is it a smart thing to do and worth walking away from the house over this if seller refuses to budge? Hello BP Community,

I have been looking to buy a starter home in Weehawken, either a 2BR-3BR condo or a 1-2 unit multifamily. I hope that whatever I buy can also be an investment for the long term. I am referring to the part of Weehawken north and south of the Lincoln Tunnel entrance, not the waterfront. I want to make sure I don't get ripped off. Where does the market currently stand in terms of cap rate and price per square foot in that area or any other relevant metrics? Just trying to get a benchmark so that I am not off base in my offer. Thanks!!     

Sunny Suh I am in a similar situation as you are in. I am interested in multi family properties around Hudson county. Was hoping to live there and rent out the other units. Gave up on that idea once I looked at some properties in hoboken and downtown jersey city and couldn't make the numbers work. Market is so competitive. Am now considering just buying a condo for myself to live in JC and also looking for multi family properties to invest in, in neighborhoods outside of Hob and downtown JC which hopefully have better returns. Noticed that some of the members on this forum were trying to get together for coffee. Happy to join you guys to discuss some of this stuff further. I am new to real estate investing but I do invest in stocks for a living in case anyone needs advice in that department.
