I live just outside of Reading PA. It is a heavy rental market fueled by government subsidized housing. Resale for flips not fantastic as the job market is down. There are areas that are good like any other city. But you would be looking at a buy and hold situation. Buy low rehab and rent. Iit allows the seller to market the property as well as myself. if I find a buyer first I assign my contractual rights to the end buyer. If the seller finds a buyer first the agreement becomes null and void. its is a unilateral agreement that allows me to gain principal interest in a property without the risk of an exclusive purchase agreement if I cant secure funding and/or my end buyer falls through.

The home owner wants to Deed the property back to the bank. But would also like if someone could close fast and purchase the property and then be done with it.

exit strategy I proposed

I work with a company that would purchase the note and give them a new 30 mortgage at 65-75% of what they are currently paying +/- . They still would own the property and can sell at a later date and be afforded a lower mortgage payment until that time. They are concerned about being taxed on the difference under the new banking and mortgage laws. Please give me some insight as I have not thoroughly examined the new law as yet.

I have a client coming under contract. They owe 380K on a property the comps in the area are currently 410K. They want a buyer who will buy the property outright. How can I help them? How can I get the bank to accept an offer in the 350K range? Its not listed on MLS at this point if that sweetens the deal.
