New wholesaler Question

I have a client coming under contract. They owe 380K on a property the comps in the area are currently 410K. They want a buyer who will buy the property outright. How can I help them? How can I get the bank to accept an offer in the 350K range? Its not listed on MLS at this point if that sweetens the deal.
