@Nathan G. Thanks. Will look into that. My rental property is in California.

How is everyone advertising their rentals? It’s our first time doing this. Me husband and I are house hacking in our new 4plex. We currently have (2) units occupied, while my family and I are renovating the other two.

In a few months we will be relocating out of state and will be looking for new tenants to occupy the two that we are staying in. All advice is welcome. Thanks.

Thanks for the advices @Aaron K. Yes, I figured it wasn't going to increase the property value. It's more so the four families who live there won't clutter the common area with random BBQ pits that, that they have no place to store. if we decide to put one in I will make sure to add an addendum to the lease.

My husband and I are new owners of a multi unit and my husband wants to put in a permanent BBQ for all of the tenets to use in the common grass area. Would that be a liability for us?

Hello Everyone,

I am new to bigger pockets, and my husband and I are new landlords. I just had a question about rent control in my area, as we look to raise our rents to current market value. We are owner occupying our 4 Plex multifamily property, here in El Centro, California. what is a legit, trusted site where we can find out if our property falls under a rent controlled property.

My husband and I are new landlords and want to know if we should ask one of our tenet families that has been here for about 15 years on a month-to-month basis if they would like to be our property managers once we leave CA and head to Texas in a year.

It is a 4 unit property. And the tenets that we are thinking of asking seem to really have pride of rentership. Also, if we did go this route, would it be smart to offer them a discount on rents for their services?
