2463 NW 175 St – 4/3 but actually bigger, new roof $210K LA-1,200 LOT-7,950 BUILT-1971

330 NW 190 St – 3/2 $200K LA-1,200 LOT-8,475 BUILT 1954

1245 NE 148 St – 3/2 $230K LA-1,508 LOT-9,042 BUILT-1954

I have been educating myself now for the last three and half months on wholesaling down here in Miami. I seem to have received mixed information throughout all this time on wholesaling. I have found multiple deals and sellers. I also have found multiple buyers, partnerships and investors. I just don't feel very comfortable yet to put a deal together because of the fact I feel like I have been mislead and given wrong information. I have been told double closing are legal and I have been told they are illegal. I have been told I could assign contracts and they are legal and I have been told they aren't. I just don't know what to believe or where to get solid,experienced, and trustworthy information anymore. Any feedback would be greatly appreciated and help. Thank you for your time.

@Jenny Duclair Just like you said wholesaling it could be a good option but have some one else do it if you don't want to take on the task. Also, like @Account Closed said if the numbers work to purchase the home and resell it or even hold on to it hard money could be another option. You could always try and find a suitable partner as well.

@Basilio Alcantara I second what @Lucas Machado said. Insurance just depends on what company you are working with and what exactly you are wanting to get out of your coverage. Taxes aren't that's high in areas like coral gables then I won't disagree with you. You have to think a little differently to find those deals. Some areas that will fit the profile of what you are looking to do are homestead, Florida city, south Miami, cutler bay and university park. The ability to rent a property now a days in South Florida is just like taking a sip of water. It's REAL EASY. Obviously ones do diligence is always necessary but with the market being inflated you should be able to take advantage of its situation atleast for now.

@Peterson Dierivot Tony Perez is the managing foreman of A League Construction down here in Miami,Fl. He and his team have 30+ years in building homes and construction. They are well known for their great work which is detailed orientated.

@Marcus Haywood from my understanding of probate law if it was left to BOTH the uncle and your mom it can not be sold with your mother's consent. @Ilidio Santana the property should be owned by the estate or in this case may have been transferred to the husband if he is the one selling it. If it's for sale then more then likely the party who is entitled to sell it is entitled to sell it. This is why you get title insurance to make sure your getting a clean title. You should always consult with an attorney and the title company you are working with to purchase the property in BOTH situations.

@Chaim K. this is a great approach as there is a big supply of empty lots throughout South Florida. The biggest caution would be knowing the zoning of the land wether it be residential or commercial and wether your in a flood zone or not. Sometimes being in a particular area may affect how you build and with certain specifications. Who ever and where ever you purchase land from some disclosures should be given so you shouldn't be left in the dark.
