To the respondents thank you for the advice. And to the contractors who commented, you are correct. It is unfair for me to have those generalizations for all contractors, I assumed that was a given. More specifically, that was the case with our general contractor, the other GC's we met with, the sub contractors, etc. Small sample size in comparison to all, however, all of them overpromised and underdelivered. Too bad you guys aren't in DFW Texas, would absolutely reach out to you or any recommendation you had. I've been told once you find a good contractor your life becomes that much easier. The search will continue

Hello,

I am finished with my first rehab and the home is now under contract. Thankfully, we will make some profit but I have learned something about contractors: they always OVERpromise, and they UNDERdeliver.

In our specific case, we selected our general contractor after various quotes and interviews. We were sold on the fact that he prides himself in doing the job "under budget" and within 6 weeks or less. To total the time, the rehab took him 4 months. He was doing 6 projects at one time and it was apparent he could not handle the situation. On top of that, he said our house cost him $4,000 more than what he originally anticipated, which was over 20% of our contract price. We ended up halving that and forked over an additional $2,000. I understand if things unforseen come about, but he had his own guys check the plumbing and electricity and said his number was on the high side to be safe, and he was confident he could come in less.

To be fair, his craftmanship was excellent and the finished product has been pleasing. My question to anyone willing to share wisdom on the subject is this: is there any way to legally word a contract in order to prevent another $4,000 "overcharge"? I feel like if the contract was worded in a way that it could not exceed a certain percentage cap of the agreed upon contract price, then the contractor would say it cost that percentage over budget every single time to add profit for himself. Any advice is greatly appreciated.

Hello,

I am currently located in the DFW Metroplex and am looking for a good place to buy a full Duplex. It seems like most of what I find is a half duplex, but I am curious as to whether anybody knows the best way to acquire a full duplex? Any advice and pointers would be appreciated, thank you!

I just got my first rehab home under contract and got a quote from a general contractor. I feel like it is a bit high and am definitely going to shop him, but any advice and counsel I can receive from dealing with General Contractors on how to save the most money/get the best deal would be great. Hi Wayne,

Basically a we buy ugly houses type company such as the following:

They go out and find the houses, estimate the costs, show supporting comps. Obviously the estimated costs and comps will be a bit optimistic but that can be accounted for. I am curious as to any testimonials to a company of the sort

I am just starting out and ready to do my first house flip. I have created an LLC, secured private financing, etc. Now I am looking for the right home to flip and plan on using a Wholesale Brokerage firm. I have met with Networth Realty but you basically cannot use them unless you use their Hard Money Lender. I am located in the DFW Metroplex area and am curious as to who has used what company, your experience, and your recommendations. Any input would be great!
