Ya gotta love it

Thanks for the comments. Just got back from the duplex. They're back on the roof. I talked to the contractor on the way over and he thought the request had come from us according to his foreman. To his credit he did try getting a hold of us to make sure (we've worked with him in the past) he only told the to take a break and hang until he does.
Anyway, we finally got a hold of the tenant that IS signed (he was working btw) and told him that if they stop now they will not be able to continue until Thursday. The GF never answered the door so I assume she's not there to hear the noise. :whistle1:
I agree Kyle but the letter never came up, I just usually grab all the ammo and use what fits in the barrel.

Anybody run into this?
We are having a badly needed roof replaced on one of our duplexes. We informed both tenants last week this would be happening this week. Today we get a phone call from the one tenant, that the other's girlfriend went out and told the workers they had to quit because they were making too much noise and to come back next week. (btw, she is not on the lease) I told the one that called to tell them to continue and I would be over.
The tenant on the lease is a good tenant. the girlfriend that stays over is the problem.
I am composing a letter that pretty much says the tenant will take full financial responsibility for any damage incurred over the weekend as a result of them stopping work.
Any comments?

I'll check it out. We have two duplexes and the house. I figured if I was going to rent the cam, I could do the others as well but if it's cheap enough why not.

Must be the new way to get out of rent. lol
I said to my wife, who's to say they switch to washing clothes four times a week or take longer showers after I do the insulation. Or move anyway. (@Michael has the best story I've ever heard, bravo).
All that aside, I just can't justify spending 2k to save the tenants 20-30/mo. when the rest of my properties were built around the same time. Would rather save the money for times like what just happened when the main sewer broke on one of them. Flushed that 2k down the drain -- literally.

Well that shows you how much I know about HVAC. lol
Really can't justify the expense anyway at the moment but we are doing some repairs today on the duct insulation and installing a programable thermostat. Renting a thermal cam may be the next step that way I can check out my other properties too. Come to think of it out of 5 tenants, this is the only complaint I've had and the other properties all have older A/Cs and are 1 story.

To answer Kevin's question unfortunately we did not install heat pumps but that would have added another 1k to the budget and we were already over. If we do add them it seems to me it would be a better return then upgrading the insulation. We live in Richardson and still got utility sticker shock from where were originally from.

Hi all,
About a year ago we purchased a 2 story 2000 sq house in Garland, Tx as a rental. Got a great price but put about 25-30K in upgrades including new A/C, water heater and appliances. The house is all electric and the city inspector gave it a pass. Recently, the tenant complained that their electric bill was too high and called the city electric inspector who recommended that we make some improvements including higher rated insulation. Don't think there is a law that requires us to but if we did the tenant also asked what we could do on the rent. Say-what? :shake:
How do you calculate the line between poor-efficiency and waste?
Just wondered if there are any thoughts on this?

Hi All,

I recently had a tenant move and did not clean or vacuum very well. Had to get carpet service and cleaning done. They left some grease and urine stains that was able to remove but cost me money. Also they left a pole in the middle of the yard for their satellite that I had to remove. I sent them a check for their deposit less expenses but they have not cashed it or returned any calls or email. Is this something I should be concerned with. It's been about two weeks and the end of thirty days is coming up. Never had this happen.
