@Kurt Loomis do they have to be in any specific area? I took a run at a 32 unit in Durham NC in jan, numbers were good but not the best of areas... Feel free to connect with me would love to discuss your clients buying criteria and areas of focus as we move along in 2020... Good luck with the LOI and getting that 256 unit deal to the finish line. Keep us posted..

@Charles Seaman ahh I see you have to adjust the returns based on the cycle, that makes sense. I saw a 32 unit deal in Durham Nc that penciled but it was in a C+ area and felt the price was a bit high. I like Stone Mountain Ga a lot and Marrietta GA. Its reminds me of the old addge- under promise and OVER deliver to your investors and they will reward you with continuing to invest capital in the deals you find and syndicate. Good info @Charles Seaman keep us posted on the Deal you have in contract love  to hear the numbers and deal structure as I am really educating my self on the Multi Family space currently.

@Charles Seaman would you say the opportunity in Multi Family deals are in the Sub Markets like say Stone Mountain/Lithonia in GA and Burlington/High Point/Hickory in NC. Seems that's were the value is but not sure if they will sustain long term. They definitely provide great returns for investors who place funds in syndication deals with folks like yourself and @Chris Salerno

@Chris Salerno seems like the Carolina's is continuing it's price  run up and still able to provide great returns to investors in both Single and Multi Family spaces. I think the strong job markets in Charlotte and Raleigh NC areas will continue to stay that way. @Charles Seaman my business partner syndicates Multi Family in GA and states hes seeing crazy price inflation on apartment deals. Are you seeing any of this in the Carolina's? I see you invest in NC and GA. I personally like the Stone Mountain GA area and also Marrietta/Cobb Co GA area for multifamily opportunities.
