i actually just responded to you in a another post before i looked at this one. lol

in my area i can gather about 200 files a month to mail to for probate. on average how many probate letters are you mailing monthly and what kind of response rate are you getting from your letters? i like how you have the database setup.

in my area sometimes the executor has their phone number listed in the file. do you ever call them after you mail?

i'm feeling my way through this whole probate thing. some guy recently called our our local news station to report me for sending him a probate letter. have you had any adverse response like this?

what's your response like with your probate folks? i do ALOT of direct mail but i just recently started targeting this niche in the past month.

so far response has been pretty lackluster, which is fine since direct mail takes while to build. are you sending multiple mailings to them? if so, how often?

i have been debating this due to the sensitive nature of their situation. it seems like you have a solid system set up, i would definitely love to pick your brain more on the topic.

What kind of mail(handwritten letters/pc's) are you sending to your probate list? also how often are you mailing them? i just recently started targeting probate and would like to know what's been working for you.

hi guys

for those of you heavily marketing to this group, over the course of a year how often are you mailing them? i'm working on setting up a drip campaign to these folks and was wondering what was effective for others.

i was thinking a yellow letter, followed by a post card 1-2 months later, then followed by a typed letter. any thoughts would be appreciated

is there a solid list provider that can provide a list by zipcode of owner occupants with NO mortgage? I tried listsource and they don't have it.

Also has anyone had luck with marketing to owner occs with 40% LTV?

One thing is disagree with is a newbie telling a seller they are wholesaling. Just tooo many variables and things to explain. Imagine someone telling you "i cant buy it buuut i have cash buyers that can etc etc.

Focus on KNOWING your market so you can make the RIGHT offers. if you are in at the RIGHT number then you can always sell the property to an investor.

This allows you to bypass the whole "i'm a wholesaler convo" I could be wrong, but i know that would def not fly in my market.

I've actually scooped up deals other wholesalers missed out on because they tried to explain wholesaling. and guess what? I Wholesaled the same deal! Difference is i presented myself as a" Cash buyer with access to funds allowing me to close in 30 days"

Make the right offers and you'll be a cash buyer also because YOUR cash buyers will close on SOLID deals.

My 2 cents:

1. Your seller is NOT motivated

2. You Never tell your seller that you are wholesaling...It just sounds suspect.

3. Keep it moving and look for folks that NEED you. These are the folks that just will let you put 10 EMD down, just because they need to get the deal done.

4. Sometimes we are so pressed to do a deal because its a good area, nice comps, etc. But truth is if that seller has NO motivation then all that other stuff really doesn't matter
