Looking at a flip right now that has sub termite damage, floors under some of the carpeting is like walking on a sponge. Going to get the GC and the tent guys to go and have a look tomorrow. I guess it's one of the evils that we decide which is worse.... Water, fire, mold or termites?

Yes this was a fix and flip and the contract was signed and there was an earnest money deposit.

Hello folks, Need a little help/opinions please. I have a signed contract for a SFH property that was to close this month. Realtor went in for surgery and someone else sold the property. Realtor says that it was out of his control while he was laid up? I had trades lined up financing in place and a lot of travel time to and from the property. What's my next course of action? Thanks.

Thanks, the property was never going to be a wholesale deal I wanted to fix it up for a rental. Maybe I should get an agent to submit my offer and then I don't have to deal with this Company directly.

Has anyone ever encountered a situation where a realtor has turned down an offer because the EMD was not 5% minimum and then proceeds to insult me in writing with a text message? ( Nowhere in the listing did it say minimum earnest money 5%) I just feel there has to be something done to stop this kind of activity. Thanks for the advice.

No matter if you are paying or the roofer is paying for the permit just go ahead and get it. All it takes is one time when he drives by and sees a dumpster and 5 guys on the roof... He can pull up and ask for the permit, or in some counties he can sit in his truck on his computer and check to see if you pulled it. If you get caught, he calls his buddies and they have a feeding frenzy on all the code violations you may have. You now face more money, lost time and an inspector that will watch your every move!

Lastly, depending on the work needed have your scope of work clearly demand all permits and fees will be covered by each trade accordingly.
