Hi guys! My wife @Noelle Saingarmis thinking about travel nursing lucky me and that means we can pick some states to get her licensed. We have done a few flips and are in the process of one right now in Bend OR, learning more every time. We also have a little money we want to consider investing in a multi family to start building long term reliable cash flow. We really don't know much outside of CA and Oregon, so what states do you think we should consider? Thanks so much!

Hi guys, long story short, we got a great deal on a house that has not been lived in for a year or so. We got the septic up and working, power, and water main at the street (looks like there is an open close knob and two check valves?) and the water main at the house all the way on. We are on a community well with a water main at the street and a pump house down the street.
The outside spigots all flow acceptably, inside the house both bathroom faucets flow well but one shower drips (even when off) but doesn't flow when turned on. The kitchen faucet barely flows.
Hot water does not flow on any of the faucets or showers, the hot water heater filled up, turned on, and heated up.
Is there a way to figure out where clog might be or any other suggestions/advice before we hire a pro?

Thank you very much for your response. I got some clarification from the realtor.
He says:
- Option 1 best case scenario new concrete septic take in same location $3500-$5k
- Option 2 (likely if tank has not been updated) new septic tank and drain field $12-$14k
- Option 3 (generally not required in this area but possible) New "ATT" system and tank, field $20-$25k
He is meeting the county sanitary guy on Monday to review information they have on file. The property initially had a manufactured house on it from 1972, and then in 1994 had a stick built house (that we're buying) built and apparently records not "finalized" for any updates to the septic stuff.

Hi guys, we are in escrow for a property that is a pretty good deal! However, we found out recently that it has roots growing through the septic pipes. I guess the first step which we have to foot the bill for ($650) is to water jet cut the roots out of the pipes. According to our agent, depending on that, there are two options.
- If the county allows, they can replace the tank for about $5k (or something to that effect, not a complete redo)
- If the county requires an entirely new system, he says it will cost $25k
Our agent is trying to get information from the county on this.
My question is will HUD re-negotiate a price now that they have to disclose this information (our realtor called the listing)? Our agent is saying one option is for us to cancel the deal and then make a lower offer, but I feel like that opens this property up to other investors to try to get it (there were many, and we managed to grab it).
The deal pencils pretty well, but not enough to absorb $25k, especially considering that other unknowns may come up. Of course we already have a good bit of cash into the deal with all the inspections, fees, and typical "power not on at time of inspection" kind of stuff that always seems to happen.
