@Alek Liskov Thanks! I think I want to avoid the eviction due to the cost and that it could run into the slow time of year anyway but I will keep my options open.

@Kim Meredith Hampton & @Dustin Beam  Thanks! I hadn't thought about raising the MTM rent but that sounds like a good option. I agree that something needs to be done to establish the boundaries.

Has anyone handled a situation like this? I have a holdover tenant whose lease ran out in March. The tenant did not want to resign for another year but wasn’t ready to move rite away so I said they could go month to month until the end of June. Well the end of June is here and they’re still not ready to move. Technically they are supposed to give me 30 days’ notice of moving but I would be happy if the tenant would resign or get out sooner rather than later so I have a chance to re rent. I figure that I have a good chance to re rent through August and then chances would be low until May. So that could be 8 months of rent lost or $6400.The property is in PA and I’m not sure how long it would take or how much it would cost to evict. So far I’ve played nice. Any advice is appreciated.

You can add some food coloring to the toilet tanks and see if it leaks into the bowl. If so replace the parts inside the tank.

I recently had an appraisal done for refinancing. It came in lower than expected at 123000. The assessment is 146600 so I appealed the assessment. The assessment office says the appraisal is wrong due to only accounting for $10 sf for my additional sf over the comps. They say the appraiser should have used $40. Also the assessment office says the gross rent multiplier was wrong. The appraiser used 77 and the assessment office says it should be 106.6. It's been a week and the appraiser has yet to respond. Does anyone have any insight on this. I'd be happy if either party would move. With this appraisal i have to bring money to the table to refinance. On the other hand i would love to get my taxes down. Also how far below market value should the assessment be?

Any advice on renting to a tenant with medical debt and liens. The tenant failed to meet my 650 credit score limit and has 3 liens totaling about 50k on the background check.
