You may be talking to the wrong people if you've been trying local lenders. MECU gave me a HELOC for one and I know Prosperity Home Mortgage can help just as well as any local mortgage broker.

Unfortunately as a real estate licensee I’m restricted from commenting on neighborhoods. At 200K you might not get all that you desire though. Have you thought about parking? It can be a big deal in those neighborhoods. Check out the listings in different areas online and compare it to what’s on Airbnb. Also check out https://livebaltimore.com/ and https://baltimore.org/neighborhoods-maps for some neighborhood info and visit the areas you’re interested in and talk to people in the neighborhoods. I'm sure you'll get more responses on here as well.

On hotter days I tend to keep the fan running on my unit to keep the air circulating which keeps the temperature more even throughout the house. Also use ceiling fans and other fans to help circulate the hot air to the return vent. Beyond that you should consult with an HVAC professional since you can't get down to your desired setting on the thermostat level.

Wiser agents want to see some commitment from buyers before they invest their time. As I’ve been taught this agreement is standard. You could request the fee be paid when and if you purchase a property and at closing. Also, if it isn’t already in there, request that there be a clause that would allow you to cancel the agreement if you are unsatisfied at any time.

If you're looking for a little more house you might consider the Hamilton area as well.
