Tenant taking too long to move out.

Has anyone handled a situation like this? I have a holdover tenant whose lease ran out in March. The tenant did not want to resign for another year but wasn’t ready to move rite away so I said they could go month to month until the end of June. Well the end of June is here and they’re still not ready to move. Technically they are supposed to give me 30 days’ notice of moving but I would be happy if the tenant would resign or get out sooner rather than later so I have a chance to re rent. I figure that I have a good chance to re rent through August and then chances would be low until May. So that could be 8 months of rent lost or $6400.The property is in PA and I’m not sure how long it would take or how much it would cost to evict. So far I’ve played nice. Any advice is appreciated.

People move in and out all the time so don't limit yourself in thinking you wont get a new renter

Give a lease non-renewal notice TODAY,, so they will have 30 days the month of July left, and move on to a new tenant.. Your WONDERING what they are going to do is wrong,, don't wonder make the choice give them notice and take control and move on.. 

Giving notice tape one to the door take a photo of it on your phone,, mail copy also.
