I have a stabilized 3/2 BRRR in Katy/ Cypress area (paid cash, rehab done and tenant stabilized). I am a full time REI so dont have a W2 to support my applications. ARV is around 157k and are looking at 70% refi fixed for 30 yrs so around 110k cash out.

On the table offer of 6.625% which is not horrible but not awesome either. Any comments or suggestions on this would be appreciated, as i need the cash to get onto the next deal.

Thanks for sharing this info, so much for the downturn. Does anyone have any ideas on what is driving this strong growth (besides the economic 101 supply vs demand explanation) More people working from home so want to own their house, same for home schooling,  external investors, pent up demand...???

@Mitchell Dyer I recommend Mark Sewell from Jet Lending for Hard Money. I have worked with him (on some other projects) and he is a stand-up guy who will really take care of you.

Hey Mark & David, the appliances that i have are not in very good condition and they need to be serviced. You are welcome to try them out but it could end up being a waste of time if they are not working property. No worries from me either way, just let me know.

Hi Josh, 

I am looking at the same thing here in Houston at the moment and would say that the numbers you are getting seem pretty good. Also agree with the point of leaving some reasonable equity in the deal. Everyone is talking about a slowdown possibly in the coming few years and that equity will really help you get through that if the rentals take a hit in your area.

Hi Kevin, there are a bunch of podcasts about wholesaling on BP which have tons of useful info. You are not alone in this and the market is quite competitive, so keep your focus on the goal and keep moving forward.

Hi Vija, well done on the new construction project and glad you are keeping busy. I have actually been looking into the new-build scenario for many of the reasons that you mentioned in your post, and thought it might be interesting to arrange short meeting on the subject. I currently have two SFH's under rehab so quite busy, but am always looking to the future as one never knows where the road may take us.


With that in mind would you be available for a short coffee meeting any-day next week (i am happy to travel to your location).
