@Kenneth Blacow I would love to chat. Zoning is a huge issue. Establishing new Mobile home parks is also very tough and many counties oppose it. Let's chat more, I have a lot of quick ways to evaluate the zoning and see what's possible.

@Tommy McGraw I have been looking for similar ways. I have a few properties in North Charleston and I pay 6%. This applies if it's not your primary residence. The tax will shoot up with the sale because then they reevaluate taxes and give you a new bill. Wish I could help more, may be worth a cost segregation??
