Thank you @Marcia Maynard! I have heard that quote about McDonalds before. They are definitely a real estate company first and foremost; after all, they do own commercial real estate on some of the most desirable street corners in the world! For right now, we are just leasing our spaces, but I have certainly learned a lot about negotiating commercial NNN leases from the tenant-side.

@Joe Fairless it is a full service craft beer bar concept that started down in FL.  There are currently 33 units (last I checked) in operation at the moment, with many at various stages of development.  Our first unit opens next month in Charlotte, NC and we are currently working on sites in Concord, NC and Myrtle Beach, SC.

Hello everyone!  I finally made the jump to PRO and it feels great to be here.  I just wanted to take a second to introduce myself to the BP PRO community.  I have been a long-time BP 'lurker'...reading every forum and blog post and listening to every podcast (probably two, sometimes three times over)...but definitely not participating in discussions as much as I should.

Like many of you, my wife and I are interested in investing in real estate to build long-term wealth, and to break free of the chains of corporate America.  Last year I decided to finally make the plunge after being paralyzed by analysis for far too long...BUT those efforts were sidelined when I decided to sign a contract to open 12 units of a restaurant franchise concept in NC and SC (and yes I still have my corporate job...for now)!

That project is well underway, and I am now focused on getting my real estate goals back on track.  My goal right now is to build relationships with other investors and to start building a marketing machine.  Long-term, we want to build a substantial portfolio of multi-unit properties.

Anyway, that's enough about me - again, I'm just happy to be here and I look forward to building relationships with all of you!

Great thread! I actually just signed my first NNN lease as a franchisee for an FSR concept. We are working on other locations concurrently and it has been interesting to see how some property owners are adamant about personal guaranty's and others are fine with corporate. We actually have gotten the most pushback from 'mom and pop' landlords vs large corporate entities, which has been surprising to say the least!

I'm still working on it...

...but I did make some progress this weekend when I took her with me to drive neighborhoods and look at properties.  She enjoyed 'the hunt'! 

She has also heard me listening to some of the podcasts, when I didn't even realize she was listening, then later asked me questions like "So you can REALLY get a seller to finance your purchase of their property?" So I think she is slowly coming around!
