Post: Financing for Multifamily with Manufactured home

I am looking at a deal right now that I would like to finance, but it has a manufactured home on the site. Conventional financing, which I have qualified for, won't fund a property with a manufactured home. 

The property is in Washington State.

One more wrinkle, I live and work overseas, so my income comes from non-US companies.

I have called a few portfolio lenders in WA and most of them are having problems with the manufactured home or my resident status.

Any suggestions on financing? Banks that might consider this or other sources?

Hello, I'm an American living abroad looking to expand my portfolio. As I am the textbook definition of absentee landlord I am starting to investigate turnkey operations. I have done a bit of research, but now I'd love to throw the question out here...do you have recommended turnkey operators?

Here are my requirements:

1. Residential property - single family homes or multiplexes, no condos

2. Up to 500K per unit

3. No geographic limitations - Anywhere in the US. Most of my holdings are in the Western part of the US, but I am open.

4. Full turnkey operations, preferably with property management and repairs teams

Thank you for this forum.

I too read the glowing reviews and went through their site in detail and I filled out the contact form. Then no contact for a week. I called them yesterday and left a message and no response. I just got someone on the phone and she put me on hold to go find a sales person. When she came back she said everyone was at lunch...it was 11:30 am. She claims they are going to get back to me by email by end of day. Fingers crossed.

I would really like to learn more as a remote investor, but I am pretty concerned at this point about the communication. It is nice to hear that @Chris Clothier is working to help maintain MI's reputation and solve problems. But there are several of these posts in the last 7 days.

Can anyone else chime in with the communication and pre-sales work quality from Memphis Invest? I feel stuck between a rock and a hard place.

@Patrick Britton It was a podcast from the Bigger Pockets guys, but I can't remember which episode. It was some where between 218-221. Sorry for not being more specific. The gist was that Brandon has bought a single family home for his son, who is a toddler or an infant, that would be his once he grew to be 18. This would allow his child to have a profit bearing property that he could manage and learn from or sell for his own purposes. He said something around buying it in $150K on a 15 year mortgage so it was free and clear once his child was grown. Good idea if you ask me.

I am looking to buy and hold for 15-20 years then gifting after that point. I would be happy to take rental cash flow from them as well.

Hello all, trying to get more involved with these communities. I listen to the podcasts every week and learn a ton. 

A few weeks ago, Brandon talked about buying his child a house his college savings, putting it on a 15 year mortgage, and then gifting it when the child turned 18 or something.

I would like to do something similar for my two kids by buying turnkey properties in the Seattle/Tacoma areas. 

Why turnkey? I actually live and work in Asia so having a fully established property that I could just take on, ideally with a tenant in place, would be ideal.

Why that area? We have other properties in the areas as well as family. We've done well and we're actually looking to buy more in the areas besides these turnkey units.

Can anyone help me find turnkey outfits that could take me through the market and perhaps showing me houses?

Hello, I am an American expat living in Asia. I have a modest real estate portfolio from investments over the past 15 years. For the most part they are equity investments in high appreciation areas with my salary supplementing monthly operational losses.

I am looking to expand my portfolio through additional purchases that cash flow. However, as I don't live in the US and only visit 2-3x per year I need advice and a strong team to find deals and management properties.

Where can I begin?
