well said i guess at first i used her very high stress level at work, first time living with a guy and upcoming surgery as a reason to not put more on her plate.   Now month or 2 later those things arent hige stressors so i. probably need to have the convo.

they are paying rent on time and honestly there paying a ton more than I ever thought we would get.  They offered to pay $150 more per month just for a few cheap furnished items I provided and already were paying 200 more than I had originally asked when I was only adbvertising to select group of people (mainly not college students).  One of those too good to be true type things I guess

@Beth L. There is a fine for smoking in the place as well as any additional costs incurred to remove the smell.  The Saudi Govt subsidizes them a fixed income every month.  I'm aware of this amount and they are able to pay rent with it but I also realize they can't and wouldn't be able to pay for a huge fine.  There security deposit would not cover a worst case scenario if I had to go to all the efforts to replace all those things. Also, they will be going back to Saudi somewhat in the near future after there lease is up so trying to get them to pay for additional damages above and beyond what there security deposit covers I have little hope for ever seeing anything.  I may have to try the cash for keys option if things get worse.

@Ariel Ozick for screening I just mean I only saw some sources of income as well as transcripts from the university to see they were students.  They also gave me copies of there Passport/Visa.  I typed there names in the local county court site to look for any reported offenses but what I was using for criminal background check and credit check asked for a SSN so I wasn't aware of other options out there.  Also since they haven't been in the US for very long I'm not sure it will tell me much (obviously something is better than nothing though)
I'll see how using that phrase goes...haha

@Marcia Maynard I agree I need to tell my GF and waiting isn't smart, I'm too anti-conflict I guess.  The bathroom is only a half bath in the basement so mold issues shouldn't be a problem.  It's obviously nice to have a fan for those unpleasant trips to the bathroom after eating Mexican but my concern is there just going to smoke there.  If there was a place in that house I would smoke to try to keep it somewhat contained it would be that room.  I agree they have rights and such and I want to just be respectful to all my tenants in general but they've disrespected me multiple times and ultimately I'm trying to protect my GFs property in whatever best way possible.

Hookah is definitely what I was worried about haha but this seems to be more cigarettes and weed. 

@Al Williamson so you have done this before (negative pressure system) and its an effective method?

so long story short tenants dont have soc security numbers so screening them became tougher and other than not allowing foreigners to rent i dont know how you can adequately screen them

So story gets a little better....

tenants are college students but there from saudi arabia.  So there young and not us citizens and probably dont understand there Legal rights to stay in the property which im not sure how that works for a non citizen anyways.  

Also there are 3 of them but only 2 signed the lease as the house is in a higher end neighborhood that doesnt allow more than 2 nonrelated people to stay in a house.  Ive made them aware of this and the tenant who wasnt on the lease is getting the finger pointed at him by the other tenants.  They've had the balls to ask me to install a ventilation in the small bathroom in the basement after all this fiasco.   Really unsure of best path forward

ive had some issues with a tenant smoking in one of my rental houses.   Ive been soft on them because this happens to be my gfs house and ive basically hidden the issue from her so she doesnt flip a gasket, (i told her to move out it would be cool and id handle her house).   Ive threatened to start eviction if it continues and have even smellwd some marijuana smoke which is a big deal not being from those few treehugger states.  Jk but ive heard something about if your house has drugs or maybe its just if there was a drugdealer in it, there are severe consequences to the landlord.  Anybody know anything about this?
