Ill have to add a bullet proof vest with my dust masks and goggles in the safety bin

Rent manager is a popular one once you get a high number of units as they have a fixed monthly fee.  I only have a few units so haven't tried it yet but may as they increase.  I'm curious if there's any s/w out there that is more price friendly on people with only a handful of properties

to answer the question about freezing or pressure causing issues I've had that happen before, though it was user error not crimping the rings correctly that lead to a leak.
