wanted to get opinions on this. I've done rehabs but they've always turned to rentals, this is first house i flipped so im new at this selling thing. I listed my property on monday but nobody was allowed in til thursday. Well 2 people got in anyway. One party seemed very interested i personally met them and from there chatter with me they seemed basically sold. The other party had a realtor video the house to his client who is across the country and moving here in 45 days. Another party is pushing to get in tomorrow cause they want a chance before it goes away. So the guy across the country made the offer. Apparently hes had a few places slip out of his hands and now he placed a full price offer. However its a VA loan which requires 4% at closing apparently and he wants home warranty, few other things included in closing costs i would effectively pay.

So in the end its about a 5% reduction in asking price.  Neighborhood is real nice and inventory for type of home ive done is low.  If it were you, what would you do?

Sidenote: house is priced at a good sweet spot and the quality seperates it from the pack so i dont feel like its way underpriced based on comps etc.  I cant move on to next one til i get money from this one

I have tested the water it is ok to drink but smell comes when the stuff apparently gets worse in the water heater.  I have already implemented a filter system to remove the iron, just am now trying to get the stain removed from the shower base.  I'll try the CLR.  I really will have to come up with a creative solution if I cant remove the stain as the rest of the house is a few days from completion and the shower surround tile/glass door etc are already in place.

I have a shower base that has stains from the well water.   The water had some sulfer smell to it whixh sounds likes it may have also had iron from what i read.  Tts a orange brown color.  Tried lemon juice and vinegar something i read online and it did nothing.  Any help greatly appreciated.  Not sure what shower base is made of almost looks likes quartz.

IM going to be back there in a few days (trying to finish a flip atm) and I'll fine them first if i notice it and bring a quote for smoke remediation to.show them what happens next time.   I hate going there often 1 it wastes my time and 2 i like to give my tenants privacy but i feel like in this case i want them to.think im be in there grills and they wont get away with anything in regards to smoking.

Ya I'm not sure if the lawyer has a retainer fee or would work on percentage.  If the tenant is paying the lawyer based on hours billed he may get skiddish after roadblocks.  If the lawyer is doing this on his own dime (hoping for a percentage) he may back down when he realizes this is going no-where and he's wasting his own time.  I'm probably not the best to ask about this its just my 2cents.
Sounds like you already have a trial date set though in this case, but I'd call my lawyer (I'm lucky mine is a friend that doesn't really charge me) and have him push the date out and keep causing delays.  It sounds like your ready to just get it over with though, and I know most highly successful people believe in settlements instead of gambling at trial.

I've talked with 2 just to get an idea of how they run things (still haven't used on yet) but both of them managed hundred of properties and there default policy was they had the authority to approve new tenants but would work with me if I wanted to be the final approval authority

If your tenant has no money he may have trouble keeping his lawyer going when you fight back and bring a lot of roadblocks yourself.  May cause the tenant to back down once he realizes it's not going to be an easy payday for him.  I prefer not to be a pushover though just out of principle which may not always be the right choice.

Be very careful in your screening process with a partner.  When your told to get things in writing make sure you know what all to capture.  Each persons responsibility isn't all there is to it, it's very important to have mapped out the consequences when someone doesn't hold up to there end of the bargin either partially or completely.

My advice if partnering with a friend and you value the friendship make sure the partnership appears fair to both sides and they agree too.
