Hi All,

I finally got good VA who can do quick work at a cheap price. I want to put her to work to help me create some unique property lists that either can't be bought or you need to do more work after you buy the list from listsource, for example. I'm focused on rentals 1 to 4 units. Off the top of my head this is what I could come up with:

1) Having VA to state court records to pull list of property owners who filled for eviction 

2) Having VA improve list I buy from listsource by finding actual owners when it's listed as a business

3) Having VA improve list I buy from listsource by skip tracing and finding phone numbers

Does anyone have any ideas of how I can use my VA to gather hard to get info or improve my chances of reaching an owner? I want to dive into foreclosures but not search where to start...

I would also like to open the discussion up to folks thoughts about how they replace and manage the things a w2 job provides. I'd like to chat about topics like do you put yourself on a payroll? Do you utilize self directed or solo retirement accounts?
