Are you going to manage, mow yard any other costs?

Do you like the property? The area?

If so My numbers show on your scenario 19% cash on cash.

I would put an offer in at 70K and your cash on cash goes over 20%

If all things above are true and good I'd do it where else do you get 20%

Dont forget that inspection

Loans, total balance now is approx 230K we re-fi one to take some cash.

Yes owned them two years now.

Rent is $1300 each.

Cash flowing about 350 per month. I think I could take the 70-80K after sale and invest in some other properties to cash flow more. These home are in a very nice subdivision so they may appreciate more than others. But, I think I'd prefer more cash flow. Thanks

Jennifer has it right on. I had a similar situation. Luckily I have a police officer friend that came with me to enter the premises. But, offering him out of the lease because he lost his job is good. Then, if that does not work go back and tell him you are not going to re-new the lease when its up and offer him a bonus to leave early. Good Luck

I've got two homes that we bought 50cents on the dollar brand new. Paid 210K for both value approx 400K. Cash flow 400 for both. I'm thinking about selling (1031) and putting into some properties that cash flow greater. What are your suggestions?

$5000 sold for $34000 after the redemption period.

Biggest Profit was one for $95K sold in 6 months for 190K Builder went under had 3 new houses up for auction we bought 2 friend bought the other. Got to Love Real Estate.

This site is awesome. Appreciate all the info. Houses are paid for so good cash flow. We could sell but hate paying taxes, maybe someday will sell. Levar that would be cool to hook up when you get back from Korea. Love Jeju Island If you have not been go while you are there in Korea. It is Korea's Hawaii. John I agree with you pay to get things done I just have some trust issues. History! Carlos you are so right on how they drive. My wife is a Doctor so hopefully she can take care of me. Thanks again

I am a member I think just their forms for rental properties is worth the 500 membership. Plus you always want to education. I live in Killeen so its a little far for me but I go when I can. Good luck
