You are in College Town awesome always will have renters. I am from Watervliet Michigan. Go slow and learn. Connecting is great but you are still out there by yourself. Depending on your cash on hand and your goals dictates where you can go. If you are like I was starting out I would buy a house live in it for a year then make it a rental and then do it again. This gives you lower interest rates because you are an owner occupied and you are leveraging banks money. Now how do you find? And are you buying right? Experience might want to have a realtor or other investor help with that. Good Luck and Go Broncos

I would just add a little something. I can understand why you would want a property management but at the same time if you only have a few properties you might want to try and manage them yourself. Here is why (for me). People like to rent from someone they know! Stopping by to pick up rent or change filters gives you a chance to see the property and communicate with your renters. Also, cost are kept down! Its for sure a personal decision but I have many people that rent from me because I handle all decisions not a property management. I have 11 properties and never has one been vacant for more than a week. Good luck and I love the Ocean hope some day to move or spend 6months a year in Costa Rica

We bought an acre of land inside the city limits in Killeen Texas. We went to the City attorney who passed us on to the Assistant City attorney. The process here was to present it to the city council to approve the sale. Once the city approved the sale it was then put in the paper to allow others to bid. NO one bid so we won the acre for 3500. Sweet

No money here! Plus you will probably have to put down 25-30% down depending on property. Getting an FHA loan and moving out is illegal. Living in it for a year is good. But, with your numbers I dont see any money. Good luck.

Find a local banker that will in house the loans. Also, put some in your name and others in your wife's name if you are married. But, we have gone to a local banker showed him our portfolio and passive income. He now will finance any property he approves at 75LTV. Good luck

Those California numbers are Crazy. I hope some day I have those type of numbers here in Texas. $400 sq foot Nice. I would be a Multi-millionaire.

You know how! You've lived somewhere before.

1.)They must pay rent, you collect it and give them a receipt or have them deposit it in your bank account.

2.) Must follow whatever is in your lease. If they dont you could give a warning or a notice to vacate for violations of lease

3.) Communicate both ways so no mis-understandings occur

4.) Pray

That's all I did. You will learn and adapt as you go.
