Im interested in a Vermont specific group also. I've been buying and selling MF in Vermont for 10 years. 

I sold a few buildings over the last 12 months (40 units total). May sell another 11 units that's around a 10 cap rate because I'm retiring.

I listed a property a few weeks ago with a broker and he immediately got a contract to sell. It's a mixed-use property with 4 apartments, 1 large Airbnb apartment, a large retail space, car detailing shop and 10 storage units. It's not in an area that appreciates or has grown fast (Rutland, VT). The building doesn't appeal to a lot of types of investors so I was happy to get a contract. But now I don't think I want to sell the property. It's profitable, recently renovated and I stay in the airbnb apartment when I come up to visit. 

The building inspector did a walk-through last week (clean COs are required on each apartment). Every apartment failed for small issues (gfis, fire extinguishers present but not mounted, smoke detectors are now required to be photoelectric- not ionized, outside railings need to be raised). They are all easy fixes. The buyer is sending his own inspector tomorrow (13th of Sept). I don't think I, the seller, am able cancel the contract for any reason. 

Is there a way I can get out of the contract at this stage? Has anyone been in this situation before? Appreciate any help - thanks.

Hey BPers,

I'm sure someone else is in this boat and wanted to get some advice. I would like to refi my personal residence but mortgage companies want to see a minimum of 60k income.  After deductions, amortization, depreciation, etc I write off all of the income from my MF portfolio. Any sources of companies that can help?

After 2.5 grueling years I am finally going to lease my commercial space. It's been with a leasing agent all that time (no offers) but that agreement expired and I have found a tenant. It's great timing as I was days away from filing the permits to change the space into two 2-3 bedroom apartments (another $100k ouch).  

So I need to find a good, legally binding commercial lease document. I have used Rocket Lawyer for other stuff and see a template that looks very thorough on Lawdepot.com. Any recommendations or sources? I think if I paid my regular lawyer to do it this would cost a fortune. My  plan was to get one online and then have my lawyer review it for any local changes that need to be addressed. I'd appreciate any thoughts or resources.

@Darrell Lee great idea. Will do that Monday. I tried the local police office (for building-specific information but they weren't helpful).

I'm looking to find out the current data on an area to determine if it's just stagnant or turning around. I already own some properties in the area and in the process of buying another multi-family but wanted to find out if jobs are leaving the area (and other data that would indicate further decline). 

The area is Rutland Vermont if that helps.  Any places to look would be much appreciated.

Not saying it's a good strategy as many people here in NYC think the market may be at its peak, but here is a list of 162 apartments with 2 bedrooms in manhattan. If you jump to the other boroughs, the number jumps to 1771. Be careful of the condo/co-op rules for rentals.
