Need a commercial lease template - Are the online legal forms ok?

After 2.5 grueling years I am finally going to lease my commercial space. It's been with a leasing agent all that time (no offers) but that agreement expired and I have found a tenant. It's great timing as I was days away from filing the permits to change the space into two 2-3 bedroom apartments (another $100k ouch).  

So I need to find a good, legally binding commercial lease document. I have used Rocket Lawyer for other stuff and see a template that looks very thorough on Lawdepot.com. Any recommendations or sources? I think if I paid my regular lawyer to do it this would cost a fortune. My  plan was to get one online and then have my lawyer review it for any local changes that need to be addressed. I'd appreciate any thoughts or resources.
