Two years ago I sent out mailers to all of the multifamily owners in my market. I introduced myself and kindly asked if they would be interested in selling their properties. To avoid being rejected so easily, I also asked if they would like to get coffee sometime to talk about real estate in general.

Nothing came from these mailers until 3 days ago when I got a call from one of the owners!! He kept my letter for two years because he wasn’t interested in selling at the time. Today we are meeting for coffee to discuss seller financing on his 78-unit portfolio. 100% off-market!!!

This is a prime example why it pays to be patient. You may not see results right away but they will come! Just keep your head down and keep working!

I was gathering a list of property owners in search of off market deals and came across a small commercial property with a collection agency registered as the owner.  The property was for sale about 8 months ago and currently has a for rent sign up but I never did follow up to see who owned the property.  I figured since a collection agency is registered as the owner now, it may be distressed and therefore a significant opportunity.  Does anyone have knowledge about the collection agency industry or how you should go about getting deals from these firms?  Thanks!
