I've been a BP member for awhile now but I only check in every now and then to see what's going on in the REI world and/or to post a question about my rental properties. Sadly, I've noticed a disturbing trend on these boards... what used to be a great tool for investors and people seeking information about REI has turned into the typical social board of put-downs and insults, rather than mindfulness and helpful conversation. We're all here at BP for one common purpose, education, and to see what these boards have devolved into is disheartening.

I can't see them placing the burden of this pandemic on landlords but hey, they've done dumber things in the past.

Thanks everyone for the feedback. For clarity, the stairs are not in disrepair, but the first "step" is from dirt to the first rung on the stairs which is a few inches more than standard height. I'm more irritated that she did not tell us of her condition - nor did she ever have a walker or a cane or anything that would cause concern when we met with her... otherwise I would have asked if it was going to be an issue. Anyways, we've decided to have the stairs "repaired" as to avoid any legal issues moving forward, with her or future tenants. 

Just signed a new tenant. She toured the home and then requested an application to rent it. We met with her at the home to sign the lease which was executed. For some context, the home is more of a summer cabin and there are steps into the front of the home and the back of the home. They are not great but the have worked fine for years. After signing the lease she is now complaining that she is too old/handicapped and is having a hard time navigating the stairs. She even mentioned in passing to my wife that she would hate to have to sue us if she fell. She NEVER mentioned having a handicap before signing the lease. She was at the property 2 times before signing the lease. Now she's demanding repairs... I'm fuming about her passive aggressive comment about suing if she falls. My gut reaction is that I should evict her right away but looking for thoughts/guidance from people that know better. Thanks.

Sorry for the late response Corey. $176 per window sounds high to me for brick installation. The lead test is only done once and runs them about $15... the lead test kits can be bought at any box store retailer. Depeding on the size of your windows, you should be in the $120 to $170 (for large windows) range. That being said, if your old windows are what's called "steel frame" windows then yes $176 per window would be about right... because those are very hard to remove and there is an additional fee for that.

Hi Ada. How many properties do you have?

Corey I was a door and window installer for Lowe's for 4 years. Contrary to popular belief (and some of the responses here) window installation can be tricky and there are many variables. I can't tell you how many windows I had to pull out and replaced because they were not installed correctly by another company. If you are looking to go on the cheap Cascade Windows will do fine. A good middle-of-the-road window, and the one I most recommend, would be Milgard. 

I don't know how your house is built but if it's stucco don't let someone sell you on the idea of cutting back all the stucco to replace the windows... this adds A TON of unnecessary cost to the job whereas a type of window called a "flush fin" will work in this scenario (the new window slides inside the frame of the old window). 

Window labor should start at $100/window and go up from there depending on other factors. Feel free to PM me with any questions.

@Stanley Bronstein HOAs are a definite hurdle. Some are more lax'd than others. Some are a hard "no" while others are willing to hear you out.
