Not to be a buzzkill but about 99.99789% of new wholesalers never turn one deal. I hate seeing people invest time and money into this. Please be careful.

@Mike Bitette I hired a company that goes to the auction and bids for you. Their website has a ton of information including: upcoming auctions, opening bid, drive by reports, Lien/tax lien info, comps, etc... everything you need to make an educated guess on whether or not to bid on the property. You then set a max bid and they try to purchase it for you. The service ran me $1500 but was worth it because I didn’t have to go to several auctions.

To me this is stepping over dollars to pick up dimes. The rent is being paid, the house isn't being trashed. I understand the irritation but I would focus your precious time/energy elsewhere.

I’ve got an area that would possibly be primed to build small multi-family. The long-held rumors are that affordable housing is scarce, occupancy is very high and the units that are renting are basically slums... holes in the floors, landlords that don’t care because they are getting ridiculously high rents because there is no competition. I’d like to put a prospectus together but my question is, where can I find the actual city data? Thanks in advance!

I would say it's fine to rent to him. I have a condo unit where the HOA participates in a "crime-free" program where no one with a felony in the last 7 years can buy or rent a unit in the complex... point being it's been 10 years and he's had no other issues so I would be OK with renting to them.
