Hello,

I am a realtor in Collin county, TX. I recently made 220k+ on my first flip. It was a live in flip.

Looking to re-invest 100k of it to grow for future investments. I would be representing myself on any deals and reinvesting the commission as well.

What’re some tips / strategies to grow this investment into a larger sum for bigger deals?

I would appreciate any guidance in today’s rapidly changing market!

Hello,

I found (3) 4-plex’s in Killeen, Texas for sale at a good price, low enough to cash flow. All (3) properties are on the same street, different owners.

I only have enough cash for the down payment on one of the properties, but would love to get all (3) if possible. I also make enough to support a 3k+ mortgage a month if needed.

Does anyone have any suggestions on how I could leverage better or should I start with (1) then move up from there?

What is the best place to put 50k?

I’m a real estate agent in McKinney, Texas & I also run a criminal defense law firm. I’m trying to find the best way to grow my personal real estate portfolio with long term growth & or cash flow in mind.

Property tax is included with current mortgage payment. I’d plan 5% vacancy and 5% repairs / maintenance. Both options I would be putting 15k in updates / maintenance to get it prepped for long term tenants. I live local and would manage property until I found a company.

I’d refinance eventually because the current mortgage is fha so pmi is a big chunk. Question is, would I refinance prior to having a tenant or after?

Advice needed! I am a realtor and I currently live / own a 2176 sq ft, 4 bed, 2.5 bath house that could sell for 389k based on current comps in my neighborhood.

Rents are also on the rise and could easily go for 2.6k a month. This is a family neighborhood and has great schools.

Option 1: If I sold, after fixes to house, Buyer commissions (would list myself), staging, closing cost, remaining mortage, I would net about 80k (pre tax). Possibly use that as a direct down payment on an investment property?

Option 2: Rent my house out at $2.6k, $400 above current Mortage, then Refinance for cash flow or later down the road for a dp on another property?

I’d be willing to house hack in the next property or rent out somewhere else to live in the mean time.

I would appreciate any advice or strategies! Already scheduled meetings to talk with my lender and accountants tomorrow to look at more details.

Help!

I found the perfect duplex that makes 10% coc return.

Deal is at 275k and both have long term leases at $1200 a month each. Property management is already in place and is paid 9%.

My question is, what are creative ways I can get the down payment for this property(50k-60k)?

I could save the dp by July, but this deal will be gone by then.

Any advice would be appreciated!!

I agree with finding a local bank and creating a relationship!

Side note: I have an acre of commercial property in El Paso for sale that would be perfect for storage units, pm if interested!

4 hour work week by Tim Farris breaks a lot of that down. Depending on who you are and what you’re goals are, lifestyle design is the way to go👍🏼
