I agree with Joe. I have an agent that sends me a list of pendings daily. It seems easy enough for him to do. Most agents can generate and send list automatically if you give them your specific criteria. It doesn't seem to take much effort and agents are more than happy to do it because they know that if they provide you with that service you will most likely do business with them in the future.

Tim G. - Aren't you suppose to be on vacation?? What are you doing on BP? I actually just stumbled on their website doing a search of Hard Money Lenders in San Diego. Their site looked well done and looks like they have deals in the pipeline, so I wanted to know if they are players in our market. I have no immediate plans to do business with them, just wanted to know if anyone else has any experience.

Has anybody ever done any business with Thor Financial located in San Diego? I see that the CEO is here on BP but I don't think he is a very active member.

I have no trouble finding information on how to wholesale, but I'm more interested on the other side of the deal; buying from a wholesaler. I like to hear from some wholesalers about what they expect from their buyers, besides having the cash to close the deal and being dependable and not flaking. Perhaps the mistakes that investors commonly make that wholesalers HATE. I would love to hear from investors that work with wholesalers as well. Please post your experience on either side of the deal, as the wholesaler or the buyer.
