Hi Everyone.

I was wondering what kind profit participation the asset management can typically get upon exit. Does 35% of the upside generated seem balanced? (Upside = Sales price - Market price at begin of AM contract)

What are the typical ways to enforce this contractually?

Can the asset manager record a priority notice in the land registry to secure its profit share?

What if for some reason the owner(s) decide(s)s to fire the AM? or decide not to sell?

Hi Ake

Your strategy is house hacking/ living flip makes sens in berlin. 

 the only hurdles I can see are:

1 you capacity to identify a good deal

2 Compliance to the mileuschutz rules if the building is located in them. 

3 Your own construction skills or the skills and cost of getting external help. 

4 your sellings skills. It’s not because you do a great job that you will sell it well. In fact many owners get emotional about selling there « baby ». 

I’d be happy to have you at the meet up Sunday 4pm. We are having some beers at my place in moabit.
