Thanks for all the advice! He came up with rent for the next few months from a friend. I would evict him if it came to that because I realize this is my business, and I also know it's not my job to help him. I just think he's an upstanding guy and wanted to see if I could help him with his situation.

One of my tenants just got into a motorcycle accident and broke his arm. Washington state doesn't require you to have insurance on motorcycles, so he was uninsured. He works in construction, so he is unable to work at the moment. L&I doesn't cover him since he wasn't on the job, and he can't be laid off for unemployment because his boss says that would be fraud. Does anyone know if there are rental assistance programs for this kind of situation? He's a really good tenant and I really want to work with him.

I've never owned a basement condo, but you might call some local property management companies and see if they have any knowledge on the matter. Good luck!

@Jeffrey Briscoe Do you own your own home? If so, you might be able to refinance or get a HELOC and use that money as down for your next property. Julian's idea is really good too. Hope you post to keep us updated on what you did and how it works out! Welcome to investing.

@Nils Stewart Aaron's REI group does meet monthly. It's the last Thursday of every month. You can find them on Facebook for more details.

SFH deals have been a lot easier for me to find. So, if you're wanting to buy right away, that's definitely an option. If you have some time, you can find a deal with multifamily; you just need to be patient. It's certainly not impossible, just takes a bit more time with Multis. At the moment it's a sellers market, but as we know, that's always in flux. I keep hearing the market will be tipping soonish since the government plans on raising interest rates even higher in an attempt to even out the market.

As far as retiring here, you'll love Spokane! It's such a great city. Our restaurant scene has really been blossoming, we have anything you could ever be interested in when it comes to outdoors stuff, great wine community, theater, arts, etc.

Hey, @David Christensen! I would recommend Bargain Hunt which is a Huntwood cabinet outlet. Ugly Duck is hit or miss, but would be worth checking out. Also, I know everyone knows about Lowes, but I've actually had really good luck with them as well. Have fun remodeling!

@David Clinton III looks to be right on the money. I'd say currently you can charge more because we're so low on vacancies, but not a crazy amount more.
